Selangor has the highest foreign-buyer minimums in Malaysia: RM 2,000,000 for landed property and RM 1,500,000 for high-rise. It surrounds Kuala Lumpur, where the minimum is RM 1,000,000 — so the suburbs cost more than the capital. Almost everyone assumes the opposite.

This matters because Petaling Jaya, Subang Jaya, Shah Alam and much of what people loosely call "KL" are actually in Selangor. Someone budgeting RM 1,000,000 for a house in PJ has misunderstood which state they're buying in, and the gap is up to a million ringgit.

Which MM2H tiers make sense here

  • Silver — poor fit. Its RM 600,000 requirement is less than a third of Selangor's landed minimum. You'd be committing RM 1.4 million of property for a visa that asks for RM 600,000.
  • Gold — high-rise works. Gold needs RM 1,000,000; Selangor high-rise starts at RM 1,500,000, so you'd still be overshooting by RM 500,000.
  • Platinum — the only clean fit. Platinum requires RM 2,000,000, matching Selangor's landed minimum exactly.

Put plainly: Selangor only makes financial sense on Platinum. On any lower tier you're buying far more property than the visa requires, and KL next door costs half as much to qualify.

Where expats settle

  • Petaling Jaya — mature, leafy, good food, well connected by rail. The most established option.
  • Subang Jaya and USJ — family-oriented, several international schools, quieter.
  • Ara Damansara and Tropicana — newer, condominium-heavy, close to the airport rail line.
  • Shah Alam — the state capital, larger and more Malaysian, cheaper.
  • Puchong and Cyberjaya — Cyberjaya is the tech corridor, purpose-built and quiet, popular with a younger crowd.

What a month costs

The honest downside

For MM2H specifically, Selangor is hard to recommend unless you're on Platinum or you have a strong personal reason to be in PJ or Subang. You get much the same amenities as KL, at a materially higher property threshold, with more driving. If the appeal is the Klang Valley generally, buying in KL is the cheaper way to qualify — and you can still live in Selangor, since the federal tiers don't restrict where you reside.
